The answer is within the box!
When selecting a real estate agent to sell your house don’t fall for bizarre reasons that have nothing to do with selling a house or strange case studies that are likely to happen about as often as Hayley’s Comet! By staying inside the box, I mean look for a successful agent that has a good sales history within your area, that you get along with on a personal level. If you find someone that you trust, presents well, and has a good system in place you are 90% there towards finding a good agent. The other 10% being getting the commission and associated costs agreeable.

The list of odd reasons to select an agent goes a lot longer than this, but they include having multiple offices in other states, the best database of buyers (everyone has this), systems for better reports, the best looking advertising, ads on radio or T.V, the biggest network, the “premier look”, local sponsorships, or the “world’s best auctioneer”. Maybe an agent has one case study where something on this list supposedly helped them but the other 99% of the time what really helped them was their ability to get along with a client and their negotiation skills. Think about it, could a potential buyer care about any of these things when looking for their perfect property?

I know everybody feels like they need to show a point of difference that will resonate with a particular client to help them win the business. However, getting along with a potential seller and showing that you can be trusted will go a lot further than over-stating some strange reason as to why you should list your home with them. From my experience the best agents have a great rapport with their clients and pretty much do the same thing when it comes to each sale. That is work hard, display great negotiation skills, provide personable service and have reasonable associated costs.
