When you engage a Real Estate Support Buyer Advocate you have an experienced real estate agent to help you find, negotiate and purchase your new home. The advocate will work with you to make sure that you are well informed on market conditions so that you can make the best possible decision for yourself and your loved ones.

Our company mantra of, “get somebody on your side”, really comes into focus when helping our clients purchase a home. We are familiar with real estate agents negotiation methods and unlike most people, we thrive in the thrust and parry of these high stake negotiations.

Remember when dealing with real estate agents their objective, and quite rightly so, is to get their client (the vendor), the highest price possible on their terms.

  • On call availability to answer any questions/concerns 

  • Referral service available for legal, trades or building advice

Absent Buyer $8,800
(Buyers that can’t attend inspections, auctions etc. in person)

  • Onsite inspections including facetime call

  • Online progress meetings

  • In area liaison (for clients that can’t attend final inspection or other requirements)

  • Expert negotiation

  • Advice throughout to ensure you buy well

  • On call to answer any questions/concerns

  • Referral service available for legal, trades or building advice

  • How much does a buyers advocate charge?
    Buyer advocate fees vary depending on your requirements. Most buyer advocate websites will not disclose their fees, usually because they can be quite expensive. We consider that our job is not to try to out negotiate you when engaging our services, but to provide a great value for money experience. This is why our fees are openly disclosed on our website.
  • Who should use a buyer advocate?
    There is a misconception that Buyer Advocates are for the wealthy. Buyer advocates are for people that want expert advice while making what is likely the biggest financial investment of their life. Our aim is not only to save you money and time but provide you with peace of mind that you have made a great decision for you and your significant others.
  • What locations do you work in?
    Our area of expertise extends from Elwood and all along the Bayside coastline to Sorrento and inland from Bentleigh through to Keysborough and all the suburbs within that parameter.
  • Do you work in other areas?
    We can help with auction bidding and private sale negotiation. However, if we don’t feel that we know a suburb well enough to provide a premium service we would not offer our standard buyer advocacy services within those suburbs.
  • Can we meet up before using your services?
    Of course! We offer a free no obligation consultation to discuss our services at a convenient time that suits you.
  • When do I pay the fees?
    For the full buyer advocacy services, you pay a non-refundable engagement fee within 3 business days of invoice. Which we usually send out within a day or two of engagement so that we can get started. The remainder of the fee (success fee) is invoiced once a sale is unconditional and is due to be paid within 7 days of the invoice. The success fee is only paid when you purchase a property. Auction and negotiation fees are paid prior to the service being provided unless other arrangements are made.
  • Does my Buyer Advocate have experience?
    At Real Estate Support we only employ agents that have significant industry experience. Currently all of our advocates have at least 12 years industry experience and have previously lived, schooled or worked in most of the areas that we work in.
  • What if we just don’t find something?
    On the rare occasion that between us we can’t find that “perfect home” we can discuss a new plan going forward. That may involve delaying the search for some time or possibly discussing different types of properties or other suitable areas.
  • Do I need to sign an agreement?
    We provide a simple to read, one page agreement outlining our services provided for you to sign.
  • Is it worth it?
    Obviously, there are a lot of fees already associated with purchasing a property. They include stamp duty, solicitor/conveyancer costs, possible building/pest inspections and moving costs. Using a good buyers advocate should actually help you pay for these other fees by saving you money through their expert negotiation skills.
