Remember, this is supposed to be exciting!

I often meet buyers after they have been actively looking for 2 or 3 months and they are sometimes at the end of their tether already. The reason for this is that they have missed out on an auction or 2 and have been frustrated by the negotiation process. After all who really knows the rules? One agent says that when making an offer that you have “one bite of the cherry”, another says there can by as much back and forth for as long as it takes, another says that they appreciate your offer, but they are going to wait a week or 2 to see if a better offer comes along. It can be a real minefield and that’s without bringing up auctions that sell for $100,000 or so above the top of the agents quote range.

There’s are real possibility that you have been involved with one or more of these scenarios. It can be frustrating and sometimes heartbreaking. Having said all that, I often find that the best advice that I can offer, is to focus on the excitement of the outcome. That is, are you buying your first home, are you upsizing because you need more room, are you upgrading because you are more financially secure than you were 10 years ago, are you moving to a newer home in a more preferred suburb? Obviously not all moves are made because of these reasons, but I’d say roughly 90% are. Therefore, it is important to keep your mindset right. One of the most common reasons people are buying is to get a bigger house that suits their family better than their current home. You really need to remind yourself why you are moving. The many reasons may include for a bigger back yard, so the kids can have a bedroom each, a second living area, another bathroom, to be closer to schools or transport or a combination of all these common reasons.

Different people will have differing experiences when purchasing a house and it’s easy for me to say to keep engaged and stay excited. After all, I love the transaction and I love helping buyers get their dream home. Maybe I’m a rare breed, in that I’ve been in real estate for over 20 years and it’s something that I always wanted to do. Even as far back as when I was in year 10 at high school, I did work experience at a local real estate agency.

In summary the best advice I can give you is to keep focused on the end goal and to remember that lots of buyers have a story of “the one that got away”, but the search much more often that not, ends with you buying a house that suits your new lifestyle. Buying a new house is a mindset thing and the more open you are with your emotions, the better result you will usually have.
